A day in the life of a Pattaya real estate broker 2012 (2023)

I don’t regard myself as a typical real estate broker working in Pattaya, Thailand.

I don’t know what I really mean by “typical”. 
All I know is that I try to maximize every day and give the best possible service.

PLEASE NOTE:
NOTHING CHANGES...2023...might have a beard some weeks!
This Article was wriiten about 11 years ago and nothing has really changed that much! 
We have worked through the COVID-19 pandemic which is still with us (22 February 2021) and still keep to routines even at the times when we have had to work from home.
Appointments are still being made to sell and list property
Social distancing and wearing masks have been observed at all times.
Emails and messages still arrive on a 24-hour basis and are answered immediately or first thing in the morning.
We do a lot more in the way of video conferencing.
We sell a lot more "at distance": with the buyers being out of Thailand.
We have since formed the Pattaya Real Estate Brokers Association for which I am Treasurer and my wife is President.
I hope that you have seen some significant improvements to the website.
"Customer is still King" and still right most of the time!
We still give our 100% commitment to our customers.
I have cocome a member of the National Association of Realtors
I have become a member of the Council Of Residential Specialists
I have become a Certified International Property Specialist
I have become a Seniors Real Estate Specialist
I've updated the photograph and promise to not be as scary as it portrays!

08.30 checked and answered my emails on the iPhone at home as I expect a busy day ahead.

09.45 arrive at the office at Tara Court, Pratumnak Road to collect the presentation for today’s client; an Australian called "Steve" who is looking to rent a condominium on Jomtien Beach for 6 months.

10.00 found Steve waiting for me in front of his guest house at the southern end of Jomtien Beach Road … “let’s try and have a coffee somewhere and chat”.

10.15 coffee time (!) at Café Le Mar on Jomtien Beach Road. Always a good bet for a quiet chat and a decent coffee.

Steve asked me a bit about myself, why  I came to Thailand … the usual questions and then the important ones about how I found myself doing real estate in Pattaya.

Steve then told me a little about himself and his short term plans.
This fitted in pretty well with the details he had previously sent me by email and then we started to discuss the condominium rental options available on Jomtien Beach.

Steve was open minded about either a large studio (55 sqm) or a condominium with a separate bedroom away from the living area.

We went to look at a couple of boutique condominium options towards the northern end of Jomtien Beach Road; checking out studios and 1-bedroom condos that were at the top end of his budget.
He really liked these but also wanted to see some studios in the older buildings down Jomtien Beach Road.

Guess what? Yes, he decided to rent the more modern 1-bedroom condo, closer to the centre of Jomtien and on the Baht Bus route. The dirst property that I had shown him!

13.15 took Steve back to his Guest House so he could check out and get together the required deposit.

Raced back to the office to have a quick sandwich, check what my staff (Nok) was doing and return to pick Steve up with his suitcases and golf clubs.

14.15 collected Steve and we went to sign the rental contract and get him settled in his new home; a 55 sqm 1-bedroom condo with 2 large flat screen TVs and a large walk-in shower, just 100m from Jomtien Beach and 15 minutes to the golf course.

15.15 I arrived back at my office at Tara Court and started to do some desk work that included posting a nice 3-bedroom pool villa for sale in Bangsare on Facebook, answering the emails that had come in during the day and returning a few phone calls from potential customers interested in buying houses and condos in Pattaya.
I also added a nice 3-bedroom pool villa in East Pattaya and a 2-bedroom condo on Pratumnak Hill to the Five Star website.

17.30 I attended the monthly board meeting of the Real Estate Broker Association Eastern Seaboard where we discussed upgrading the website and on-going marketing of the association.

20.00 arrived home helped to put my daughter to bed.

21.21 started conversation on SKYPE with Bjorn of Hostinggroup.biz, my Pattaya-based webmaster.
Bjorn gave me a Skype-tutorial on a certain aspect of the workings of our new website … real headache stuff.

22.03 finished with Bjorn on Skype.

What a day …possibly not as interesting as a day in the life of Jake Needham’s Jack Shepherd or as financially rewarding as a lawyer in a John Grisham novel … but it worked for me.

I listened to the requirements of a customer and satisfied them with the perfect condo for him.
I got through the required amount of desk work and an important REBA-ES meeting.
I managed to spend some (but not enough)  important mid-week time with my daughter.

Well, that was my day.
